Toy Factory Lofts, Seismic Retrofit

WHAT WE DID

Degenkolb performed a seismic retrofit and adaptive reuse for this historic building in Downtown Los Angeles.

Provided structural engineering services for the seismic retrofit of a six-story concrete building in Downtown Los Angeles. A former toy factory designed for heavy manufacturing and storage loads, the building was successfully converted into luxury condominiums in compliance with the requirements of the City of Los Angeles Adaptive Re-use Ordinance. Using nonlinear analysis techniques, designed an efficient retrofit for the building without impacting the windows around the perimeter. Additionally, we designed new mezzanine framing for loft apartments and expanded parking.

Features:

  • 6-stories
  • New Luxury Condominiums
  • Loft Apartments
  • Expanded parking
  • Added rooftop pool and deck

Benefits:

  • One of the early adaptive use projects in the Arts District that seeded the transformation of this area of Downtown Los Angeles
  • Maintained the exterior and character of this authentic toy factory originally built in 1924.
